As our homes age, or as we prepare to sell them, we may have problems with or questions about their safety, soundness, and sustainability. Marc Richter returns to ASA to reprise his popular review of what is covered in a good home inspection and how it can help maintain your home’s value and your peace of mind.
Home inspection includes a thorough review of the home’s major systems and components (including the plumbing, electrical and heating/air conditioning systems), and a check of typical safety issues, such as gas leaks, smoke detectors, electrical hazards, and areas of moisture intrusion. An inspection can also give you a sense of what to expect in terms of upcoming costs.
Claims for homes for sale often boast that the appliances are new, the roof redone, and kitchens and baths recently updated. But just how soon can you expect to start repairing and replacing major home components and appliances? Much depends on how the sellers (and prior owners) maintained the property. Other factors include the materials used to construct the systems and climate. The typical roof, for instance, is designed to last about 20 years, but a roof’s life span is affected by its slope, its composition, and area weather conditions. Maintenance can extend a roof’s life five to 10 years.
Now moving toward retirement, Marc Richter has been in the Home Inspection Business in Tucson since 1998 and was officially certified by the State of Arizona in 2006.
